And why don't these crazy Texan and Midwestern "cash flow investors" just buy "turnkey" California rental properties, tread water for ten years on the mortgages/maintenance/management and then, at the top of the market cycle, BANG!!!!

I subscribe to Curbed Atlanta, they will send you some market tread and development news periodically that I find interesting and some entertaining. 

He would build a lot more credibility if his approach came across that way rather than they way it comes across now.I did read the last tread you made about the 3 properties that are highly leveraged and don’t create a lot of cash flow valued at about 1 million dollars.

My phone has rang twice while typing this, concerned people considering selling their home to avoid the foreclosure that they see coming.So to the new investor, please take this with a grain of salt and a jigger of Patrone' tread lightly and understand your market.

Perhaps more crime and a bigger drug problem to those that are already living paycheck-to-paycheck today get a wrench thrown at them if the economy were to do poorly.For those of us that are looking to invest in residential real estate today, we need to tread lightly and not depend on appreciation, but cash flow from properties near economic powerhouses, such as government jobs, hospitals and universities.
