Guess what since previous weak tenant was market rent you are losing your ***.I look at high cap stuff when it's few years left ( blend and extend ) or it can be weaker tenant at higher cap rate like 10 cap BUT I want them paying about half the going market rent for the building size or less in that market.

If a home owner doesn't properly maintain their home, you would think an earthquake hit their house from some of the stuff I have seen. 

When I asked if we could go look at the house she warned me about the stuff outside, saying she had to leave "in a hurry" and she threw a lot of stuff outside when she left. 

Honestly, this is why good property managment companies can do so well, there is alot of stuff like this going on in the market. 

It isn't even insurance.Spreadsheet for book keeping.No software for a single rental.There is a ton of stuff you need to learn and it is way beyond the scope of this post.

This stuff is SO confusing and seemingly arbitrary, but it's probably clear-cut.

Close to restaurants and bars is great, but if not, a nice neighborhood that's walkable, that's close to "stuff."

@Sushree Mohanty   you should be a bit more prudent than just outright state stuff like this.

Thanks I've been doing some homework on stuff and trying to figure out what the best plan is and basically from what I've learned is I just have to do it and learn from it.
