As Anthony touched on, the title co. may be talking about a "dry" closing where you don't have funds to fund the A to B transaction, and you want to use the the funds for the B to C transaction, to fund the A to B transaction.

If she is getting a divorce, she will not know for sure until the ink is dried on the divorce papers.I have always used two rules of thumb:1) Avoid being more than 25 percent of the NET income.2) Make sure the tenant/borrower has the ability to enjoy life and still pay the rent/mortgage without sweating bullets.

Most title co.s won't do a "dry" closing where you try to use the B-C funds to fund the A-B transaction.

Neither are wrong, but are very different.Many of our differences stem from what I see as your approach to note investing being slanted toward your type of operations and it seeming to be the "right way" as you have implied and in fact stated in the past as to you being the more "sophisticated investor(s)" as opposed to "street level" or "layman" investors with tones of being inferior in concept.Many of the approaches by institutional investors, who appease a pool of investors are not even applicable to the majority of individual note investors we have here, for example, the manager's rate of return is hardly applicable when that investor doesn't have overhead expenses, employees and investors, it's over kill and not appropriate.

I would venture a guess that many newbies who have trouble finding a title company to double-close is because they believe that the title company will use the wholesaler's buyer's money from the (B-C transaction) to fund the wholesaler's purchase of the property from the seller (A-B) -- also known as a dry closing.

if your lease clearly states "no smoking allowed on the property" then that's pretty cut and dry and you can more easily enforce that.
