My capex budget includes but not limited to: roof 25 year life span, floors 10 year life span(carpet 5 years), appliances and hot water heater 12 years, hvac 20 years, kitchen and bath remodel 20 years, etc.

The likely result is negative cash flow each month of the holding, a re that has depreciated due to wear and tear, and the RE has experience little market appreciation or equity pay down. the only way I would consider renting it is if your time span was significantly longer.
