You bought the building with the condition of the unit as it was in then, the damages in the unit since then are yours to charge for regarding repairs, so if you didn't do a conditions sheet check with her after your possession your going to be hard pressed to figure out the before and after.Usually I charge for nicotine stained walls, in your case doubtful.

Here's an example I looked at today:http://www.realtor.com/realestateandhomes-detail/1...That house needs new carpet throughout - what's there is stained pretty bad - and kitchen appliances at a minimum, but really new countertop and vinyl sheet floor as well (although it's tiny so would be relatively cheap.)

Unless the law says otherwise, such as holes from finishing nails.. everything is damaged, if it does not look the same as we delivered it.Holes bigger than a finishing nail, patched walls from tenants trying to cover up holes, stains on the walls from furniture or people heads or whatever the hell they spilt on it, is not normal.
