Hello BP family,Just a quick question...When you put a new roof on, can you recoup that cost at the refi?

We may replace the roof if we can keep everything under $35000.

The tradeoff of potential assessments does not out weigh the benefits of not having to directly worry about roofs, foundations and outside items coupled with 20% cash on cash has my attention.

For sale By owner.ARV=210K Comps 1) 189k within 6 months 2x(2/1) 2)203k within 1 year 2x(2/1) 3)239 within 6 months 2x(2/2)Rental income would be about 2600 a month but being conservative I assumed 2400.Expenses 2016 taxes =4583Insurance = 150 a month so 1800 a year for closing.Cap ex= 2400 for one month overturn Repair costs = 15K for new ac and roof.

I’m interested in collecting “ground rent” with little to no tenant complaints ever … no trouble calls about leaky roofs or plugged up toilets or air conditioners that go out on the hottest day of the year.If the only real value here is that of the rental cash flow, what’s this thing worth?

Roof replacement?

There are few thing to fix: roof, plumbing, kitchen, painting, floor, foundation.

I had a roofer go up and take pics that showed roof needed replacing with quote to replace,  basement had water issues with quote, a leak from shower which showed in laundry room, with quote.
