It was the tenant's responsibility to test the batteries periodically and replace them. 

Still have a bathroom to gut, walls and stairway to be sanded/painted, exterior trim to be replaced and the whole exterior painted.

The other factor here would be that, The IRS states that, to do a 1031 exchange, the taxpayer for the property you are selling has to be the same for the replacement property.

The place looks like it needs the roof replaced, interior needs an update, outside would need to replace some wood planks to be replaced.
