The distressed property owner either can not afford the remodeling necessary to sell the house or just does not want to deal with the hassle of remodeling the house.I would say that normally a deal is not going to be found in a house that is listed or was listed recently.

So buying a property at 80% of ARV that needs lets say only 5% in remodeling is only going to make you a very expensive hobby.Now if your strategy is long term rentals, like it sounds, then I would determine my rental number requirements and go off of those, with buying at a discount as a secondary priority.
