I FOUND THIS DEAL THROUGH WORD OF MOUTH I WAS TELLING DIFFERENT PEOPLE IN MY CIRCLE I WAS READY TO BUY AND LONG BEHOLD A BUDDY OF MINES WHO IS A REALTOR PRESENTED ME THE DEAL AND LET ME MEET THE OWNER WE HAD A GREAT CONVERSATION AS HE TOURED THE PROPERTY WITH ME HE EXPLAINED HE HAD HIGHER OFFERS BUT BECAUSE HE SEE IM A YOUNG GUY DOING THE RIGHT THING HE REALLY WANTED TO SELL IT TO ME AND THE REST IS HISTORY !

The difference between the cost for a specific repair / renovation if you have a crew or need to find someone on a first time basis can be significant. 

Chase or B of A or any bank isn't going to be much different than each other.

How long it takes to be financially ready is different for everyone.

The property was my primary residence for a decade and now functions as rental unit so I am happy with the purchase overall and it has worked out well.

I am only familiar with the contract in my state but items seller agrees to do based on inspection findings are their responsibility unless spelled out differently.  

There's no one size fits all of course, but generally the STR/MTR/LTR mix in a multi-family unit can be challenging because the way renters utilize these properties is so different.

There is some additional information that wasn't mentioned in your post above which sheds a different light on the situation.  1.

They need to be owned by a different entity, such as an LLC.  

I believe in five years life will look differently.
