Each have their own unique qualities that may be a better fit.  

Everyone finds the rooms too small or something that does not fit their family,etc.I am at the point of breaking even but in a month I will be losing money because of the Hard Money lender payments.

As you continue to grow your knowledge in real estate you will know which investing niche fits your needs.

What type of financing (private lending) would fit the best for each estrategy, ? 

If you have to save some $ somewhere: Get some exact measurements and go find a used , surplus, scratch and dent, fb marketplace, etc -- tub that fits (double tripple checking specs), for your contractor to install.

Also, desirable amenities (pools, fitness centers, clubhouses) enhance the functionality of a community.

We stage every house every time...If you have an area that may cause questions 'Can a queen bed fit in here' or 'Where do I put the TV' or 'How do I center up the room'...staging is crucial.
