Even with all the information available on line today investors seem to concentrate on techniques and methods, and do not learn the fundamentals necessary for analyzing  investment deals.  

Because they've spent the last three years telling everyone who will listen out in California and online how wonderful it is investing long distance in crap properties in Ohio.

I am 18 and going into my second year of college this fall and a full time student but my schedule is not too jammed with classes because I am part online.

I guess to clarify what I was asking is what was being presented online as to why Section 8 can be lucrative.

From my research online, I've read that having a rental/lease agreement would not be binding because it would be for an apartment that's not legal...is that not the case and I should still have a rental/lease agreement in place?

There are schools all over, including Wilmington for sure. https://dpr.delaware.gov/ has all the details on schools and requirements, typically the schooling can be done online and then the test is done in person at a testing center.

I’ve been doing that with a few market recently, I try to spend a week just online trying to figure out the different boundaries/different neighborhoods, what the dividing lines are, what type of housing stock is there (I only focus on post ww2 brick for instance) than figure what the yields are in these areas, and then decide if the yields are decent enough on risk adjusted basis to bother to invest.
