I would also recommend pursuing your own financing for the property rather than using their in-house financing because it will help to have a neutral party evaluate the deal as well.Hope this helps.

I'm told the rates are close to 2-2.5% higher for an LLC.This throws a wrench in my strategy which is to:1) find and buy properties that are cash flow neutral to positive in the current "high" (relatively-speaking) interest rate environment 2) refinance when interest rates drop to increase cash-on-cash ROI to 10%+.Curious to hear other's experiences on this.

Generally, You should not get into deals that don't cash flow.However, that being said, if it truly is cash neutral, thenin the next few years the rents will probably be ableto be raised and then it will be cash flow positive.There is also the potential of appreciation.But....But....But....the value could go down near term,taxes could go up, and rents stay flat, or you havevacancies.

The last thing you want to do is start off a new landlord/tenant relationship on a bad foot.Might be worth your while to bring in a commercial leasing attorney for a set fee to knock out the fine points so landlord and tenant can remain neutral, express their concerns, and hammer out an agreement.No legal advice.
