I think the non-refundable fee is low based on the damage pets can do (not to mention tenants).

So they could get some of those depreciation benefits this year rather than waiting to take those benefits in the following year.

People selling "structure" somehow forget to mention yearly compliance costs.  

For me, waiting until I had my green card was crucial.

As River already mentioned, I would also suggest looking into meetups as well to continue to learn and grow your network. 

I'll wait to see after January how the market moves.

But if you just replaced kitchen cabs and counter without moving any fixtures, and same for bath (left tub alone), then it’s much less work not needing to remove and reinstall Sheetrock, not to mention the plumbing and electrical work.
