Other lenders have said similar things regarding down payment, and people or companies willing to finance 100% of ventures are looking more for fix and flips or wholesalers for quicker returns and a solid exit strategy.As we are doing this a non-traditional way, and would simply like to get the properties into our portfolio, and are not concerned with short- to medium-term returns for ourselves, we've come up with the solution of offering a 35%+ ROI using the NOI of the properties over time to repay the financer(s).

It's easier to find good property managers for single-family properties and smaller multifamily properties (less than 10 units) and for larger multifamily properties (50 units and more) than it is for medium sized multifamily properties (10-50 units).

IThis is our,my spouse and I, the unit is 2bdrm,1-1/2bath small living room good size kitchen one bedroom is 12'x8'5" and the other is 11'11" with a 4' deep closet that runs the whole width of the room, so I'm thinking if I get rid of the closet and open it up and split that big bedroom into two decent size room 11'11" x 8'5".
