I got tired of paying to live in other people’s homes.

The disadvantage is that compliance is difficult, much more expensive than Reg D, and the chances of being sued much greater, while raising capital more difficult.  

I utilize a PO Box as well.It wouldn't be hard for our tenants to find out where we live (tax assessor's online tool) ~ But for $50/yearly ... it gives me a bit more piece of mind :)

Understand you have great equity position but it is expensive, but more importantly  takes a lot of time and very distracting from other money making activities to foreclose.

If your tenant starts a kitchen fire and the insurance provider finds out it was a rental, they will deny your claim.Landlord insurance still covers the property, but won't cover your personal belongings since you live elsewhere.
