Thanks for the clarification Bill Gulley According to your post in this thread (and my interpretation is similar)http://www.biggerpockets.com/forums/83/topics/8968..as long as there is no financing (and I am not financing) and the option contract doesn't go towards their payments then it is not a violation of the SAFE act and is not predatory.

We all have to learn the business, including what makes a deal and the art of the deal.I agree that it's pretty hard to make a deal from an MLS listed property, especially when you're not privy to the best, most current market data or the skills to interpret them.

I think this would be up to interpretation and most agencies don't allow this due to favoritism.There are other factors such as annual inspections that Section 8 does on an annual basis that you the landlord need to abide by and to provide safe housing.

A potential problem with that, though, is that you're setting yourself up as a broker of a transaction and may run afoul of some interpretations of real estate law (i.e.: brokering without a license).
