If you push too hard (grind) they may tell you pound sand (in a nice, professional way, or course).

I have to get ready to finish the out the week at the grind of a job I have.

Keep grinding and researching you will find a way to acquire properties.  

Because I have been studying my market, reading everything I can, and grinding for the past 8 months, and haven't done my first deal yet.

After a moment I noticed a humming noise and the light went out.  

Never had any problems other than late night noise from a house party.

Noise and nuisances will be assumed to be greater as well.And this type of arrangement should have you being paid a premium rent - above market.

Doing the leg work and going through the grind does have its pluses, but so does being able to leverage your $$ and have the tenant pay your mortgage.
