If Owner exercises this right to terminate this Agreement, Owner shall pay to Agent the sum of $300.00 as compensation for Agent’s efforts to lease the Property and shall pay the advertising and other costs actually expended by Agent in attempting to lease the Property.

This is huge for agents and 2-4 unit rental property owners!

That if you deny it because of their age you just ran afoul of federal protections for age discrimination...If they meet your criteria accept them.

This has created a harder time for agents, investors, and average buyers/sellers to transact.

Loan amount is too light for Agency - rules out Fannie/Freddie SBL financing ($1MM + multifamily / non-recourse / no taxes)...If you want a 30 year fixed + 20% down, interest rate is going to be higher than you're pegging, assuming the numbers work. 

Admittedly, I don't know that market inside and out like I do Denver and Colorado Springs, but I don't see a population growth (except for aging boomers who want a sunny spot).

(Not looking for agency recommendations; but real landlord perspective on costs.) 

Nathan has eliminated the need for agents to do this so they can focus on selling.Lots of people ask, well what if the spread isn't large enough for him when the short sale gets approved??
