I'm so new to this so any wisdom and insight you can donate would be awesome!

There may be a way to donate the property and write it off on your taxes.

Not only do National averages have nothing to do with your community, demographics are in motion too and jobs get lost as well as created AND that can vary between two cities in the same County.Setting the rent to the FMR on the day of signing the lease is one art. 

For every can of food you donate you get a ticket, many of the vendors give out tickets as well nd there is a drawing at the end of the night.  

That way, you can pay a ridiculous amount of money to your county and state governments as well as to the lending institution that holds your mortgage...and none of that money will go to the Federal Government (plus, you'll get big deductions).Oh, and let me recommend donating the rest of your income to charity...that way you can avoid owing the Feds anything...

Accept this guy at your own peril because I don’t care if he donates blood at the Red Cross helps little old ladies cross the street and volunteers at the local soup kitchen the guy is surely going to give you problems !!

Churches live off donations.

the question you need to ask yourself on any insurance, is what would you do in a total loss, if not replacing it, demoing the building and selling or donating the lot is ok for you then go with the cheaper, if you would want to rebuild then it may be worth the extra. 

And he knows I plan on donating whatever I inherit from him to local charities he's supported his whole life, in his and mom's name.  

The labor usually gets paid on those shows, but many times the input players are acting for free (publicity and excitement of TV) and many materials are donated.
