For example I see properties for sale for $80k that would have a small cash flow after some rehabbing and refinancing/pulling cash out, but if financing these would be difficult, then I need to look at properties over $100k.

I do wanna do business with them but I agree with the earlier post about they don't really account for vacancies and capex so it makes it difficult to cash flow and that's why I haven't pulled a trigger with them.One other thing is I'm seeing the area has a pretty high property tax that's making it even harder to make sense of a deal.

This is why I also think best investment location is where they are going to settle , and also where I am going to retire , both can be executed when we are 30 and it is not that difficult ….It is no longer about cash flow and/or appreciation…If kid wanna settle in Arizona then buy in Arizona etc etc , the target of investment should follow our own future trajectory rather than financial needs alone.

Also, at times your leases might contain language allowing you assign the lease to others (an assignee).Probably just easier to repaper the lease... but it opens up the lease to new or re-negotiated terms should your tenant want to be difficult.
