Wherein I will have a contract with variables in it, then I will just define  SELLER_NAME, BUYER_NAME, SELLER_ADDRESS, CASH_OFFER, INITIAL_ESCROW, BALANCE_AT_CLOSING etc..  

Try to find your niche early, although your investing habits will change and mature, defining your market early on will help you understand the processes in your market of choice.

I personally liked the online aspect as I was able to go at my own pace and do it when I had time.I also do agree that you will learn most of your knowledge about real estate outside of the class,  but there are things that come up where you remember having studied it for your class.

The discrimination aspect then basically should not be a concern, because your properly screening each applicant on the same criteria.

Have a good understanding of all aspects of real estate.It sounds like you have done your research already, and knowledge is key in this industry. 

I did an s-corp because all activity inside it is 'active' and I can establish a defined benefit retirement plan or solo 401k with it.  

The city assessment has nothing to do with the fair market value of the building nor the financing aspect.
