A swarm from what I read (this is google only not an expert) is over 1,000 bees and I would agree that is very problematic, whereas if its 10-20 bees that is a different story.

I think inventory is going to stay low so the quicker you can turn it around, the better and I agree, you will be in good shape when you go to sell.

Your aunt does not want to agree to sell the house b/c of a partition since it will leave her daughter out on the streets.Gather the paperwork you have and speak with a reputable attorney with experience in these matters.

Just like you, she can do RE as a side gig and learn a lot more while she keeps her own nest egg going and her lendability strong with a regular job.You should loop her into a major document with all of the properties and all of the profit and loss and go through them one by one and talk about whether to sell or keep, and also base it on geography for her and your collective choice of management.I agree with you, @Jonathan Greene.
