I am an insurance broker in Colorado and can confirm that most insurance companies are increasing to minimum 8% deductibles on most condos.   

Odd that a title company would miss that, but not impossible. 

It's sad that you can't find good property management companies anymore.

@Andrea LeeRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

My most recent experience with a PM company: I had a PM in Ohio who told me for 10 months that they couldn’t understand why my apartments were not renting (I had 5 vacancies in my building at that point, one of which had been vacant for the full 10 months).
