A note, my company might raise a fit if they see that I'm doing this outside of work, so I'm thinking using a company would help me to avoid that annoyance. 

I have not been in your shoes or his and cannot say for certain that I would be able to look past the annoyance and avoid waiting out of spite in that kind of scenario, though I hope I can when it becomes time!

The banker just wants it sold and doesn't want to mess with annoying contingencies, etc.  

Biggest annoyance with these studies is the broad scope they use when making their determinations.

One thing that is more annoying than anything, and take that with a grain of salt, is I get two checks each month.

I grabbed 3 current books from the library on legal structures for investing rental property and they all had different advice which was more than a little annoying.

And it's not a deal breaker, just annoying.
