@Joseph Opoku Yeah you can still get positive cash flow from day 1 in pretty much all areas except the A class neighborhoods.

All new flooring, bathroom remodel, paint and drywall in the bedrooms.

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling. 

Stock picking is gambling pure and simple. 

The lease agreements states"If Tenant and all Occupants do not vacate the Property by the Expiration Date orearlier termination of this Lease, Landlord may commence legal proceedings allowed by applicable law to remove andevict Tenant and any Occupant from the Property"Do I have to provide a 60 day notice to the tenant?

I believe these are all POHs as well. 

If we hadn’t been fraudulently lead to believe it was a cash deal, we would have not said it was a cash deal and I wouldn't be out $10,000 of EM and a realtor threatening to sue me for their lost commission.I have 25 years in this business and have never experienced the out in out lies this company has continuously regurgitated to us, knowing all along the deal wasn’t going to go thru. 

So if 3 siblings all buy a house together and all live in it when they sell up to $750k can be excluded.If married only one person needs to meet the ownership requirement-but both must meet the use requirement.
