Disrepair, high grass and weeds, piled up mail, piled up free newspapers or flyers, Phone books, (people can go out of town for weeks and stuff can pile up but phone books are only delivered once a year.) etc. are all signs of a vacancy or potential deal. 

I think the biggest issue is he doesn't advertise in the newspaper like everyone else, because he doesn't want to be bothered answering the calls!

When searching for the money find the trustee websites vs auction.com or newspaper publications.

i feel like the site shot out of no where from some great marketing through newspaper articles.

You should also check the local newspaper for listings.
