I personally have been 'hedging' or divesting away from dollars from sometime, and am long RE and hard commodities, particularly silver, gold and developable land in both the US and Mexico. 

(I've seen some people do Mexico and south america) I can get my dual citizenship in Germany so I've pondered the idea since I may move there one day.Haven't found much anywhere on investing in Europe though, so anyone who can share anything would be very helpful.

how about New Mexico?

We are building in Tulum, Mexico so the costs here (and "commissions") are going to look different.

I have 6 doors in New Mexico that net me around 1800 each month in rental income. 

The same house renting for the same amount and same expenses (P&I, Insurance, HOA, property management fee, maintenance, and reserves)  however, has a lower tax rate 5 miles west in Santa Teresa, New Mexico cash flows $100-$200. 

On a different note: To consider an LLC as a beneficiary, it would be best to use Private (anonymous ownership) LLCs: "The most popular states for anonymous LLC's are Delaware, Wyoming, and New Mexico.
