Who is paying rent, who's always late, who's calling for what repairs. 

This in return has been affecting my ability to secure a recent refinance I attempted with a renowned bank.

Return is better and higher rent potential.

Lately we have been lucky enough to have our favorite local Property Management guru David Tilney join us in person and on Zoom to share his endless knowledge about how to effectively manage your (or others) rental properties!

What I never do is look solely at the return - which unfortunately is what many do.

Many new investors get excited by high cash on cash returns in the midwest and buy rough properties in D areas and they get smoked by property managers, tenants, vacancy, capital expenses, repairs, turnover costs, etc. 

Know the strategy that you will employ and the numbers it takes to make a worthwhile return.  

They let my on-site manager know they were going to "take a trip for a birthday party" and have not returned.
