Even if you don't need that rental income, make sure you are using a lender that allows it to be used.And if you dump thousands of dollars into a property to improve the value....but that lender isn't using the ARV...then why even use them?  

., one can make NNN quite a good route.Also , be sure to get a NNN pro to help negotiate the NNN lease structure, term, escalators, concessions, rights, specific responsibilities, tenant improvement allowances, etc.

improved props making up about 90% of what I JV or fund and land makes up 10%  but the land side is growing..

If you continue keeping it cash flow will improve and eventually there will be good cash flow.
