If people think houses, or other assets, go up linearly then I am at a loss for words. i was on a cruise last fall and my wife made friends with a lady in Art Class and it we had dinner with  her and hubby.. turns out hubby was on the Board of American homes for Rent... they own about 30k homes.. they morphed from buying from others to building their own.. and then when rates rose they stopped and are just treading water at this time.. at least thats the report for that company..

Have run Facebook ads (not very good ROI for me, but do get friend requests from unknown men and women who think I'm attractive and stupid), and often drive for dollars...as in, at least once a week I take a different way to where I'm going. 3 times in 6 years I drove by a FSBO (for sale by owner) sign and it resulted in a successful transaction.

I love that MTR turnover is not as frequent as short term rentals and there is usually higher opportunity to cash flow each month, although there are added expenses such as utilities, lawn or hoa fees etc., to account for.

I have had this goal of buying my first duplex and have talked to real estate investors, realtors, lenders, appraisers and have been encouraged so much to where I am anxious to dive into this.Now that I am 18 I have absolutely no debt, a credit score of 727, I have 28k sitting in a certificate of deposit, a couple years of working consistently under my belt, I’ve also been investing in my Roth IRA, I feel very blessed to be in this situation.I am still in high school, I know it wouldn’t be smart to buy a house right now but something in me is so anxious to buy this house I know I have to have patience but I don’t know if I should start the process of getting pre approved, finding a good investor friendly realtor, lender, preparing my documents or if I should just wait.When analyzing deals in my market I have crystal clear real estate deal criteria my strategy is house hacking a duplex, price range of 500,000-600,00 in Salt lake, Utah!
