These prices could be fantasy land, but at the very least, it tells my client what the competition is doing.Across the top (column headings) are all the things that determine the relative value of a home.The dream situation is to run comps on a townhouse in a row of identical town homes in the same complex that have just sold.

There care much more about the location and it's proximity to fun things in college (i.e. bars and football stadiums).A 4/1 versus a 4/2 might not a make difference, either.

People who have been currently making money for the new upcoming area are local contractors, downtown condos owners and downtown housing owners, downtown airbnb owners, local colleges ( MATC & Marquette ),  downtown businesses, big money downtown developers ( generation upon generation investors ).Amazon 2nd headquarter would be best served within Milwaukee county.Example ~ Football competition Packer versus Seattle revenue generated.We are up 1 and only need two more possible outcomes over the next year.( Playoff victory and being pick as 2nd headquarter for Amazon )

I've never purchased another property from a "wholesaler" since and when they contact me about a property, I don't waste my time analyzing the deal because I know their numbers will be fantasy and their contract will be a disaster in how it was drafted.
