Think about if the income from your rental went away temporarily… tenant quits paying rent and you have to evict them, or whatever.  

Of course I’d be greatfull to get to a point where I live rent free, but we want more then that here at BP, we want to work towards a portfolio that allows us to quit that day job!

Can you wholesale deals if the sellers rights are quit claim limited, am I able to get a warranty deed from a seller who holds a quit claim

But I have investors that bought properties with me pre 2020 and their properties have all gone up in value 30-40% so you never really know what external factors can positively or negatively affect each market.But even though prices have slightly gone up in this area, there are still a lot of good deals to be had, depending on what types of properties you're looking for and the type of neighborhood you're looking to invest in.  

Is it a bad idea to continue thinking about a home purchase if I want to quit my job in the next 3-6 months?

It’s not even quite in place yet but they sold it to some poor lady for some ridiculous amount of money.

New carpet/flooring, paint, fix-its, a new drive-way and landscaping updates, and quite a few appliances over the portfolio. 

Finding a lender willing to do this was quite difficult, but ended up finding FGMC http://fgmc.com .
