As a PM, I really dislike the amount of fees other PMs try to tack on.

@Charles Parrish - i'm curious, which parts of Baltimore do you like vs dislike.  

It is really for your own protection and we all dislike having to wait for the inspector to show up...especially if he has a backlog and is late as it delays the progress.  

Would love recommendations on which company you use, which to avoid, and why you like/dislike them.Also, average yearly cost if you invest in Cleveland would be helpful.

The appreciation in SLC over the past 4 years has been so great (nearly anything on the East Bench and so much else) and that's a great situation to be in, but the dislike of land lording isn't.

Not because the landlord is trying to be discriminatory, but because a reasonable finder of fact, if they disliked the landlord, could rule against them.In my state, at the very least, I would urge heavily against the questions that the original poster stated. 

If rising rents to maximise  returns causes a tenant to dislike a landlord who cares.

I hated it when the landlord made a surprise visit to see how messy we were (different country - this was allowed) I like real estate investing but boy do I dislike property management - especially managing tenants! 

I dislike yearly as it gives too much power to the tenant.
