In my lease I have the following:(d) No spikes, adhesives, screws, hooks or nails, or the like may be driven into or applied to the walls or other surfaces without our prior written consent except that small nails may be used for hanging wall decorations.

For the vacation rental part I am also still wonder if anybody has good ideas about decorating.

My partner and I LOVE decorating and think we're pretty good at it -- however, the cost of renting plus the money we would have to put down PLUS risking my bad back made the stager look like a better deal.

There are some great lessons for beginners on these shows, especially on things like design and interior decorating.

Before you stage,call a local real estate agent and ask them to come over to see the property and give you an honest critical opinion as to the way the house is showing.Tell them you are not hiring them to sell it and just want an honest opinion.They are going to want some money for their time so offer a hundred bucks or so.They hopefully will show you why it is not getting offers like poor decoration choices(too cheap or ugly),Poor curb appeal(bad choice of paint and landscaping)or the neighborhood itself is worse then you think.Bathrooms,bedrooms,and kitchen may not be big enough for most buyers as well.

I wanted to choose a dark cabinet color because a light color might make the cabinet look cheap and a darker color will cover up some of the imperfections better.I have a deep red accent wall (this is what the cabinets are lying against) in the white painted kitchen. dark grey-ish tiled floors, black countertop, SS appliances.Are there any interior decorators that can help a guy out?

Warm up all the spaces with plants, decorations, towels in the baths, etc.

The "Marble" is actually a porcelain tile from Floor and Decor The Glass is also from Floor and Decor Granite was Moon WhiteComing up on the 10ish month mark!  

Floor & Decor has great prices on flooring.For granite, you can probably get just as good pricing from a local shop as you could from Home Depot.
