Technology & Resources: What tools and tech platforms are available to streamline your work and enhance client service?

Couldn't have said it better myself mateThe pure fact that the poster is going out of their way to post about us is proof that we made the right decision.We "dodged a bullet" per se.I "touch" every investor inquiry because we keep our operation boutique and exclusive.7+ years later and 3,000+ investor calls, plus a thorough pre-screening process enables us to quickly make a decision if we are going to be a good fit.I have a detailed log in the CRM of basic questions asked that I won't reveal because I don't like dirty laundry being exposed.Plus my undies are Extra Large so I don't want anyone getting a complex heheheWe can sell houses to everyone until the cows come home but that's not the way we view our operation...It's not just about us but also making sure that we can deliver on the investors expectations.Do we sometimes make mistakes and turn down a potentially good fit?

We have a line of credit that funds the rehab costs.  1, Form an LLC if you have not already. 2,Track all of your expenses accurately.  3,Talk to a CPA about what you need to track and how (Ex:  new appliances for a home are taxed differently than flooring or paint, insurance, Mileage, disposables, tools, etc.) 

Making friends with real estate agents, both in residential and commercial, would be a great lead generation tool. 

Your real estate note becomes truly passive.If you don't need the cash from the sale and can let it ride, then this is a great tool for additional growth in your portfolio.

Niche.com is a great tool for gauging the quality of a neighborhood and South Shore, Woodlawn, and Chicago Lawn are all considered C class.

I suggest looking on BiggerPockets' "Find a Lender" tool to find DSCR lenders that are able to lend to first time home buyers. 

A tool that I've downloaded recently and like to far is DealCheck.

We view it as a tool rather than a profit center.

If you don't want to have to cut/rotate the keys (by using a rekey lock/tool) then I'd opt for the smart lock hands down.
