So, there's a piece of property with a little mobile home in the next city over that seems like it could be a wise investment, but I am new to all this so I was hoping for some experienced advice.

(unless your house doesn't work as a rental - numbers or location wise)

Or it mightbe wise to buy an investment property which has the best returns and then live closer to where you work 

The problems that arise from not performing necessary maintenance can be much more expensive than a few hundred dollars of maintenance and I personally see it as penny wise pound foolish.

Property cash flow wise is not worth more than 650 -700K.

Make sure you choose wisely, whether or not it is part of a turnkey operation.
