Conforming doesn't work if a borrower owns too many financed properties, debt to income ratio doesn't work or non-warrantable condos. 

In that case, the seller "warrants" that the title is free from clouds.Here in Maine, most properties transfer with warranty deeds.

As long as you are comping this home against other similarly sized/aged homes in similar condition and in the same neighborhood (should be easy in Springfield), a few extra additional architectural details do not warrant a higher price.

That's irrespective of your involvement and/or reporting.You can request info from the law enforcement agency that executed the warrant to find out what the charges were and decide if you want him there at all.

Seems most of the folks who use these services live on the west side of the country and can’t find a deal in their hot market to save their life ...so even a over priced marginal turnkey in the Midwest seems exciting I guess which warrants all the praises .
