Sub $100,000 properties require volume to work and to make an impact to an investors monthly income.1 or 2 won't cut it.Financing such properties makes things much more difficult IMO and that is another reason why we don't sell via financing.Just my opinion and wishing you much success

The appreciation is definitely a big aspect of it, its surrounded by moderate density projects that have just been rezoned and its in a zoning node.I also believe I got it below market value enough that I could resell it and make a profit instantly, so that played a part in the investment for me I would look for the opportunities for highest and best use via development.

My quick research indicates that while there is legal precedent (albeit from 2000) that this would be technically treated as a sale, only the principal and interest paid via seller financing amortization schedule would be taxable.
