People rent where they can afford and the rental pool is going to be greater in B and C class.

There is so much more leverage in pooling other people's resources and expertise. 

The only issue with a flat roof would be pooling water if not done correctly or the potential of cave in if you're in a snowy climate.

Hastings and Kearney in particular have decent sized college student bases which can give you a good rental pool if you are willing to rent to that group.
