This is an IRA, just like any other self-directed IRA; however, it allows you to connect your IRA to the following: 1) You can use a checkbook IRA LLC type structure, for example, if you are purchasing individual rental homes, or an occasional fix-and-flip.

Why type of price point are you looking, what anticipated ROI/cash flow, how much time do you want to be involved in, what is your risk threshold, how long do you plan to hold the property, are you looking to invest locally or open to exploring other markets, etc.? 

I am curious to see the type of deals you purchased.

Competition- for the same type and price point are there any new locations coming in board.5.  

So percentage wise Jacksonville has seen a crazy amount of new supply being delivered which has affected rents.We also manage a portfolio of new construction homes in Palm Coast and Palm Bay and rents for those homes have dropped $25-75 depending upon floorplan and submarket and they’re taking longer to lease up compared to 2 years ago.A lot of Florida is having similar issues of stagnating or dropping rent, but it definitely depends on market, submarket, asset type, etc. 

A lot of this type thinking is a result of the individual having no understanding, or conception of interest, principal or “the time value of money”.  

I recommend as a first step in your education in this new type of investing - join a Community that is specific to syndication investors.  

Much like the phone systems used to work in hotels with the hotels making a nice spiff on guests when using a hotel phone.or same thing with Power to other type of properties where the owner gets paid to provide the power .
