One bad review at the beginning can do a lot of damage (bed bugs, stolen car, HVAC not working, rude host, rat swimming in the pool, etc)- Pictures.

I had supplies and tools stolen in the process. 

And rising materials prices along with increased stolen copper....

Could see any of this until after the sale.Freeze damage, stolen copper pipes and wires, stolen aluminum, etc. all are signs of a tax sale property.But one of the worst tax sale properties are those that don't exist,

They might as well invest in bitcoin at that point or day trade. 

I've had a couple of those experiences already, including stolen items from the house, vomit inside my house, people getting drunk and peeing in the front yard in clear view of neighbors/ other houses, recently an idiot thought it was a good idea to put out a cigarette on my stucco... yes, really. 

Other risk(s): buying at a distance makes you pay more for repairs and management and emergencies and travel.Buying other asset types- stocks for example you have zero control; artwork or jewelry are subjective and can be damaged or stolen; buying a business you need deep knowledge and labor...
