The way I'm looking at this according to what you said is I find a stellar HUD house, I put my offer in, and because my agent chooses to give himself a 6% commission I get outbid by somebody else.

I own a 3-flat one block away and can tell you it is a stellar neighborhood close to Blue Line, I-90/94 and great nightlife.

You want the ability to get them out quick if they prove to be less than stellar tenants. 

That isn't to say there are no deals, but the sales prices many times end up being less than stellar, or at least how they're presented on the MLS/Zillow/Trulia.
