I feel like this app must be right under my nose and just haven't found it yet.Does anyone utilize this or a similar strategy or know of an app that either partially or fully does what I'm looking for?

I'm giving you free advice that a consultant would charge you through the nose for.So, am I wrong on any of the above?  

Am going to do some major nosing around the blogs and forums later.

No SE tax on net rental income - that is not even debatable.

I did have an issue once before with a neighbor who had his nose in my tenant's business all the time and actually went on to my property and made some unauthorized "repairs." 

When this is over I will change my business model and admit that the hard-noses were right and anyone that screws me over when they could have paid something during this crisis or won't provide detailed info to prove their situation, will get non-renewed just as soon as this crisis is over.I expect to be right.

They can't see past the end of their nose and their only concern is doing everything they can to hurt you and steal from you. 

Talk about cutting off your nose to spite your face...

I'm not out to gouge the person since I know everyone is going through hard times, but I do want appropriate damage to be covered (and I had to fly out in this whole mess and stick my nose in cat pee).

Nobody thumbs the nose in their direction because they drive a older vehicle or take the bus to work.
