I don't supply the shower curtain but on my most recent rental I supplied 3 of each size of air filter plus a copy of the trash / recycling days, and HOA rules.

Hypothetically you can recycle the same money into 10 different properties over 10 years…doing 1 a year. #2 - (Financing example) You buy that same 100k property, put in 50k of work and get a ARV of $250k.

Yes - some lenders will do a "delayed financing" up to three months - but that clock is ticking.If the goal is to recycle the capital to keep expanding (basic BRRRR strategy) - then you should probably look for a lender that can do the quickest / biggest cash-out refinance (most equity back as possible), and worry less about the cash flow or interest rate.
