If not, I wouldnt have an issue hiring one, so as long as Im not operating at a loss (of course).However the reality, so I have been told, is that it would take a long time to make any real equity or other profit from a rental unit, and thus, would make it hard to purchase additional property in the short term future.

So again thats hard to guess if buying a certain property that looks good on paper but maybe in reality is a real dump or vice versa.If anyone can share their insights and thoughts on this matter, please do and if the Admin can give us an area to do this it be really great.Places that people claims to be good but I dont think so: NV and AZ are the two most talked about states here in Cali, but the truth to that matter is I think the reason their prices went up is from people in Cali after getting rid of their properties and using NV and AZ to escape from taxes.

Yes there is information out there telling you where the demand is, but I don't think every college bound student looks for these and some of them get bitten HARD by reality when they get out of school.

As an LLC is a tax pass-through entity, you (the owner) will receive the same tax benefits as you would if you deducted these repair/improvement expenses on your personal taxes--but, if you use the LLC, it helps legitimize the LLC, is more defendable in an audit b/c it reflects a real business process instead of tax evasion, and frankly it makes it easier and faster during tax time.How might this help in reality?
