Logically, price reductions are common reaction to activity freezing up. 

It's everything from really deep, heart felt stuff to sharing a video of me pushing them in our pool, or a real time reaction to the world shutting down in the spring of 2020.  

Therefore, spending time to dream about and planning for a tax-advantaged lifestyle only to find out later that it can't work is, in my humble opinion, a waste of time.While I don't claim to be an expert, if you read my numerous replies to posts and the reactions thereon in this international forum, you'll find out that the content is pretty darn accurate and has helped many people.

I don't know anything about Oklahoma but my reaction to your deal is don't make an offer unless this property has been on the market for a very, very long time.

@Jimmy Lieugreat post about assisting two parties in a deal.  2 reactions though in terms of the numbers:-I don't see the 26% cash on cash return.
