As a Banker my advice is to always have several conversations prior to and be very transparent with your Banker or Loan officer.You can use real estate to position yourself into a better or bigger home buts is like chess there are rules and you have to know in advance your next few moves. 

East Ellijay = No STR AllowedDowntown Blue Ridge = No STR AllowedWhite County = Special Use Permit (YUCK) - Helen city limits is the exception, STR allowedPretty much all of the other counties are STR friendly or don't have an ordinance (Yet), but everything I'm hearing is positive, so...I'm not too worried.

I am looking for feedback from anyone who has actually rented out a property to a Sober Living company.

Use recouped down payment and closing costs on a single family primary residence that is similar value of the mfu so the numbers work with a 3.5% FHA (BRRRR)8. rent out other mfu unit for positive cash flow and move into primary residence9.

Would like some feedback from anyone that has been through this or something very similar.
