The only mention of mobile homes I found is on page 13 of this document classifying them as “residential rental property.” https://www.irs.gov/pub/irs-pdf/p527.pdf

His mention of it was the first I heard of it.

You didn't specifically mention this but I just finished Start with Strategy by Dave Meyer a couple weeks ago and while it's a great book for anyone at any point in their investing journey, I WISH I had read that earlier because it's so helpful.

Although, there is really nothing to be feared as long as you know the laws and treat people fairly.As mentioned above, finding a quality renter is really where all the heavy lifting is done. 

I’ll check out the tools and resources you mentioned and focus on learning and networking.
