The 2 main things you should be looking at is net migration and jobs.

I want to focus mainly on two things you've written. 

@Sunghee Shin we handle over 100 S8 rentals in Metro Detroit area.The main problems with S8:1) Tenants not paying their portion of rent and utilities2) Tenants damaging the homeBoth can be decently mitigated by properly screening S8 applicants.

Her main focus is mainly her family.

The main downsides can be slightly higher rates and/or fees and a prepayment penalty.

However, we faced a few unexpected challenges:A hailstorm damaged the roof while the property was under contract.The main water line to the property failed.

Now I mainly work with investors in the Tampa Florida area and get most of my clients from here on BPs. 

So I guess my main question is:  With these numbers, would this be considered a good investment to rent or should I cut my losses and start over somewhere else?
