When you shift in and out of properties you pay fees for commissions, loan origination, transfer taxes, etc. which will silently eat into your gains.

I would recommend buying new properties in single purpose LLCs - if you transfer them now you would trigger a transfer tax event unless you put them into a land trust.

They'll all be held by another WI LLC (by transferring my NV holding LLC to WI).  

And even if you could, the interest rate would be way higher than it is in the US.I've been a big supporter of international investing on BP and elsewhere but long term rentals outside North America generally make no sense, financially or otherwise.

I see nothing that says brokerages can't disclose buyer agent commissions, but maybe they do that internally in the future and not transparently on MLS.

Some loans are "assumable" and allow them to be transferred with a sale.
